VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Hawaii Vacay There were issues that should be addressed. The unit needs updating cause it seems worn out. The kitchen drawers were uneven and when pulling them out you have to hold underneath to keep them from falling out. The garbage disposal needs servicing cause it's so loud and sounds like there's something stuck. The ice maker didn't work at first but after several days seemed ok. The furniture is old and all scratched. In the bedroom there was an old dream machine clock which didn't work but Alii Beach Rentals brought me a new one as soon as I reported it. The TV works fine once you figure out all the steps with the two remotes. Seems like it should be easier to turn on. I never could get the DVD player to work The flooring is laminate slats that are very uneven with big spaces between.... not a good job. The bathroom has a nice vanity mirror but the doors to the closet are hard to open and the tub feels like it's got a gritty surface. The hot water takes about 10 minutes to heat up so you have to turn it on long before you get in. For safety reasons there should be a grab bar in the shower area cause it's hard to step out of the tub without holding on to the wall. There's a grab bar under the sink still in its original wrapping but I guess they never installed it. I would also suggest putting ceiling fans in the living area and bedroom. The AC unit works well but the remote needs batteries which died. Since there are no window screens in any of the windows or no sliding balcony screen door, keeping them open was not an option. The unit above me was being remodeled so there was some drilling and hammering noise from time to time.....<br/>I lived in Hawaii for many years so I'm familiar with the less than desirable neighborhood on Tusitala St. but for someone new it might be somewhat scary. <br/>On the upside though it does have a pretty view of the canal and mountains and the king size bed is very comfortable. Home on the Island We loved staying here! The beautiful view of the mountains during the day and city lights at night were magical. The trade winds pulled through beautifully, and we rarely (if ever) turned on the A/C. It was so wonderful having the kitchen for our meals, and we took advantage of this convenience throughout our stay. The location was ideal for walking everywhere in Waikiki, especially the beach, which we appreciated. The only issue was some of the laminate floor pieces were separating, but that was so minor in comparison to all the wonderful things about our stay.

My Waikiki Lanais stay let me start by saying I will never rent a ho&#x2020;el room again, my rental apartment had everything I needed and more, the place was just as advertised. everything was within walking distance, I have nothing negative to say about this place.

Great View!! The unit was well laid out, bright and 'airy'but the bathroom was dated. The bath tub was rusted, crusted and chipped. The kitchen sink and tap needed replacing. The kitchen counters were stained. The floorboards were loose with bid spaces between some boards. Response from Alii Beach Rentals ; Monday, February 18, 2019 No doubt this was a challenging stay for our guest, and we were able to turn it around during their stay. The maintenance issues, although beyond our control like a failed a/c motor and a building bathroom clog, were all taken care of immediately. The Fishers were very understanding and we appreciate that tremendously! Come back anytime and lets have a better go at it!!

Looks great but there was some frustrations this place has recently been remodeled and all of the remodel tools were packed into the closet in the bathroom and there was no room for us to use this or get to any of the beach items. I had to ask this be cleared. I had to ask for new pillows as the old ones were flat and yellow and smelled. I had to ask for a new iron, cookie sheets, hot pads, new pillows, closet to be cleared, dvd player, and there is also no dresser in this place. there are 2 nite stands with small drawers. I dont think the owner thought alot about making people feel comfortable. this was one of the most non-functional rentals I have stayed in . great location tho Response from Alii Beach Rentals ; Tuesday, June 26, 2018 We have no problem providing anything a guest will need, even if its not on our regular inventory list. The building just switched to a 30day min requirement, we are making the adjustments needed. We are always here to help, and when guest find flat pillows, we can swap them out no problem!

Reasonable place to stay The condo was 'ok'. Reasonably clean, big bed. Although the kitchen had a horrific smell which really put me off. Every cup or plate used had to be washed first. <br/>The location isn't in a very good area either Response from Alii Beach Rentals ; Wednesday, July 12, 2017 Maintenance could not find an odor, we think its dissipated. The Waikiki Lanais building is tucked away off of Kuhio and people love being off the beaten path.

Clean and great view! This spacious one bedroom condo is located in a popular building in Waikiki, close to everything on the cool Ala Wai side overlooking the golf course. Very quiet too. Nicely furnished and well equipped kitchen for stay at home meals. Laundry room in building and one car parking space is an added plus. As a former Waikiki resident, can definitely recommend this one!

July 2017 Nice and clean, the property management was great and was very respondent to any queries. Also the apartment building itself is very well maintained, with a nice pool and spa. The gym however, is very very small. Location is pretty central. It is close to Waikiki Beach, main shops and bus stops (10-15mins walk). The condo itself was really clean, but the couch was really uncomfortable to sleep on. General amenities are getting old, eg; kettle needs to be changed as its getting rusty. This unit was my home away from home during January I was very satisfied with this bright and very clean condo. Enjoyed the view of the canal, palm trees and the mountains as well as the green space which is a golf course. It was enjoyable to have breakfast on the lanai. The Property Management people are friendly, very professional and would definitely use their services again. It's a bit of a walk to the beach and other places but the exercise was a plus. Also enjoyed the pool and hot tub. Great vacation place for a family.

Perfect location. Nicely furnished. We had great fun with our grand children in the jacuzzi and the pool. A small pool but no one else was ever there. So private. And it was only about 3 blocks to the beach in the heart of Waikiki. The only problem was its parking space. A real hassle to get out without hitting the motorcycle & bicycles parked right behind my space.

Nice location and great view Very nice view overlooking Ala Wai waterway and the mountains. Good location in the heart of Waikiki and the beach except at night the area around is a bit dark - don't walk by yourself. The unit is clean but a few thing were dated such as sofa and creaky king bed matttress. The entry door to the unit was a challenge to open...good thing my husband figured to open after 10 minutes to open the first time. Rental rate was OK for Waikiki area. Easy check in and out process. hawaii condo unit was in a great location and clean. However, construction in nearby units was quite bothersome, awoken every day with loud pounding/noise from construction early in the morning. Stove/oven did not work. Notified management and nothing was done. Alii Beach Rentals-Dissatisfied t is frustrating plus very inconvenient.<br/>We are not getting all the amenities which were promised by your company and for which we have the priced asked for?<br/>We are looking to be compensated and credited for all the convenience we are having.<br/>Mike came to fix the sofa bed but they were not able to, but anyhow they helped in opening the sofa bed and asked ask not to close because it is broken so we can't cross. Due to opened sofa bed we are not able to sit together to have breakfast, lunch or dinner together and same thing with the living room, we can't sit together to see TV or watch movies and even can't use the balcony because the table is in the way of opening the door.(picture is attached) to show you in what a horrible condition we have been living for the last few days since we checked in.<br/>My humble request is to give us the full credit for all the inconvenience we are facing and please move us to a better working unit/room.<br/>We did paid the full asking price and we can't enjoy in this condition.<br/>Please help us out.
