There are only three cottages in the village and lots of private spaces to enjoy this wonderful spot. The village has been totally and caringly renovated by local artisans retaining its natural charm and character whilst providing warm and inviting interiors. "Our first vacation to Italy. We had two cottages here, two patios - one for the morning sun and one for the afternoon and evenings when we are outside enjoying the sunsets. The apartments are set in real country setting, olives and other vegetation the views are really wonderful. The highlight though was the pool which, for the most part we had to ourselves and this, plus incredibly warm weather made it a great combination!"

Villa is - "simply beautiful " Two comments form guests in August 2016 Villa is for sure, a really special property for both friends and families to enjoy. Tucked away on the sleepy hillside of Castiglion Fiorentino and where guests can make this their "home from home" - The property welcomed its first guests in May 2016, - The villa is set within an olive grove where the visible ruins of an ancient defence castle of Castiglion Fiorentino can be explored and enjoyed. Adjacent to the larger villa is a (deconsecrated) church from the 12th century which has also being restored. The Villa and its annex provide three bedrooms, three bathrooms, modern kitchens, 2 sitting rooms, a vast terrace with some of the loveliest views of the valley and the town of Castiglion along with the private Infinity Edge pool - strategically situated to enjoy the fabulous views. It is about 3 km from the town, where there are many restaurants, bars and shops and, there is also small shop,bar and restaurant just across the valley if you did not want to travel into the town, Much like the other villas here, this is also a good location - an excellent base to explore Tuscany its many hill towns, festivals, wineries and countryside including easy easy day trips to Cortona, Pienza, Montepulciano, Siena etc - Florence is also easy by either car (1 hour) or by train from our local station. This is one of our first reviews from May 2016. A first review says: “The houses are surrounded by a beautiful old olive grove. There are two terraces overlooking the valley and a very nice infinity swimming pool. The view is breathtaking. I have been in this valley before but the view here beats everything. There is a small terrace in the back to catch the early morning sun. The large (Giant) terraces in the front catch the sun from 10 am to sunset. For people like me who love to read in the shade : plenty of shade available under the surrounding trees. The olive groves around the houses are actually grassy meadows, ideal for children's play. In the woods on top of the hill behind the house lie the remains of a 13 th century castle. You have to drive up a drivable access road from the valley floor to reach this house. The next and only other house is 100 m down. The road continues up the hill for another 1.6 km, winding through beautiful olive groves and forests, offering breathtaking views. Then then for easy hiking, road changes into a hiking trail that joins the hiking trail that circumvent the valley. We were the first occupants in a newly developed property. We were two couples and stayed a week in May 2016. The property consist of two houses. The smaller one , just a few meters away, has one bedroom, with a king size bed, bathroom and a living space with kitchen.     This farmhouse was built in the 1600's and has been tastefully restored keeping all original details. Total privacy, addit. Services upon request Property divided in main farmhouse (sleeps 8, 3 baths) and two separate mini apartments (sleep 3 with 1 bath each), which allows for more privacy or easily splitting the house in two or three parts. In the main house, three of the four bedrooms are situated on the upper floor, the 4th bedroom is a small bedroom with two single beds, off the living room: the perfect spot for somebody who is not comfortable in climbing stairs or to have small children at reach. The living room has plenty of seating around the large fireplace, uncork some wine and - trust us - that is a good story telling space. The dining room table sits 14 and the kitchen makes you want to try your hands at making bread or rolling out some fresh pasta. Terra-cotta floors throughout the house, an open stone staircase, tiled bathrooms, a waterfall tub, exposed beams on every ceiling and dreamy views from every window. As soon as you step inside you will appreciate the care and heart that went into renovating this great property, careful to add high comfort, while keeping that wonderful Tuscan feel. The two apartments contain own kitchen corner, a bathroom, a large bedroom and a private or common terrace (depending on which of the two apartment).Located just outside the house, a few stone steps to a dining terrace overlooking the 6x12 meter pool and the beautiful valley below. The stone decking around the pool allows for plenty of sunning space as well as some shady areas so you can still be part of the pool atmosphere without tanning too much. A true paradise which makes you just want to lay there all day, stare across the valley and do absolutely nothing. The rustic-style house features a terrace, a pizza oven, an outdoor BBQ and a covered terrace with darts board, where you can have your morning coffee, looking down the lake. The kitchen includes a dishwasher. Our driveway is approximately 1.3 kilometers in length from the main road to Priello. Paved in bits and gravel in others it's a fun road you will learn to love. The road winds up to two farms, woods, over a little waterfall, past our neighbors around a corner, past hayfields and right when you think "is this the right road?" you will see our classic cypress lined drive and you have arrived. It is less than a mile to the main road but it seems a world away with peace and quiet you can only dream of. This part of the Tiber Valley is right in the middle of the Italian peninsula; in Tuscany, but borders on the counties of Umbria, Marche and Romagna, regions with varied characters which at different times have influenced its history, culture and landscape leaving marks which can still be felt today. It is an area which is between the Tyrrhenian and Adriatic seas. It has a complex story, as it is not only the valley where the river Tiber has its source, a river which has shaped the fertile plain for thousands of years; but it is also mountainous. Actually it is more mountainous than flat, but even in this case it is impossible to give a unanimous definition to the hills and mountains of this area.

See the fort where Joachim Murat (Viceroy of Naples and his brother-in-law of Napoleon) were imprisoned. Inland, just 30 minutes by car, is Vibo Valentia, with its Norman-Swabian castle, from which there is a panoramic view of the surrounding area. Visitors enjoy the civic museum and many interesting archaeological finds of the region. The National Park (lake district) of the Sila is to the north, with skiing in winter. Serra San Bruno, is one hour and a half away by car, located at the heart of the Serre Calabresi, an interesting mountain village. It's an interesting place with Baroque churches, especially famous for the Carthusian monastery of that name and one of only a few remaining. Aspromonte National Park is located to the south and takes an hour and a half to reach, including town and park area. Other interesting places including those in the Griko-speaking areas of Bova, old Amendolea and Pentedattilo, about 2.5 hours by car. Beaches abound at Zambrone (longest), Groticelle or Tropea and many others along the coast. Enjoy boat trips to the Aeolian Islands and Stromboli. Vibo Centre mall at Vibo Valentia, great for shopping. Sicily is less than 1.5 hours and can be reached by ferry from Villa San Giovanni, leaving every 40 minutes all day, every day. Built entirely in stone it has been renovated respecting the typical architectural characteristics of the area blended with touches of artistic masonry. The result is a small ‘village’ whose rustic hospitality has grown over the years so that an ‘agriturismo’ or farmhouse accommodation , has been created. YOU WILL FIND AT YOUR DISPOSAL a food welcome kit (pasta, tomato sauce, olive oil, salt, sugar, milk, coffee, biscuits, tea). RECREATION AND GREEN AREAS: The Holiday House is located 5 minutes walk from the subway station "Baldo degli Ubaldi" and a few steps from the bus stops that allow you to reach in a quick and convenient manner the main attractions and the most renowned shopping areas such as: Via Condotti, Via del Corso, Via Frattina, etc. Or, the economic market in via Sannio, very animated and famous for its stalls of clothing and shoes made in Italy. THE AREA IS RICH in local green areas, equipped with games for children. Among these are: Villa Doria Pamphili, and Villa Borghese. The owner is able to provide transport service to / from both the Fiumicino and Ciampino airports.

    We can only recommend this chalet to anyone who is looking for somewhere nice and quiet to stay. The owners were lovely hosts and super welcoming to us and our two dogs! The area is very beautiful as well and the house feels very comfortable and warm.

    The apartment was basic but clean and had everything we needed for a quiet holiday, including wonderfully powerful shower for after sport activities. We felt the rental costs were very reasonable at this time of year. The apartment had beds available for up to 7 people. Lovely balcony overlooking the lake and across the lake to Lecco. Parking was easy on the road immediately under the apartment. Bar, 2 restaurants and ferry stop within 5 minutes walking distance and local supermarket just 5 minutes drive away. The owner responded quickly to any request we made, right from the day we booked and gave us a friendly greeting - with Prosecco when we arrived.
