Stay in our home and enjoy it as we do; plenty of indoor and outdoor space, our home is designed to be comfortable with 2 queen bedrooms, 2 baths, and a full kitchen that is nice to be in and use. Enjoy ROKU TV, in the living room, and master bedroom. The views from both the living room and loft are so wonderful; the loft is a nice space to sit alone and read as well. Large decks are on 3 sides of the house for all those sunny days to be outside, there is a picnic table and chairs on the front deck. On all sides of our home, you are in the forest, our front view is towards Wolfcreek Pass. Fairfield shopping is just a 5 minute drive away, we are about 1 mile off of the highway and about 3 to Fairfield and the supermarket there. Wolfcreek is roughly a 30–35 minute drive. For students of the Parelli Natural Horsemanship school, we are a 10+ minute drive from the center, very convenient. Pagosa Springs has so much to offer that the list is too long to include. Visit the Pagosa Springs website and Wolfcreek Ski area for many suggestions. Skiing (of course) designated cross country skiing areas, summer and winter fishing, the fabulous hot springs, horseback riding, hot air balloon festival in the summer, hiking and easy walks as well. And why not just stay at home and relax on the deck or in the cold months in front of a log fire. We are one flight of stairs up from the parking level, many third floor units have two flights. Our condo is stocked and decorated as a second home, cozy, warm and inviting, not a cold corporate space, put your feet up and reeelax. Just a short 5-10 minute walk to the beach and Whalers village. The unit has central air-conditioning (new owner air handler unit installed 1/19, and the complex replaced the chilled water plants in 2019) and a wonderful huge lanai, full size clothes washer and dryer, we provide all linens including beach towels. You will find many beach toys such as boogie boards, floats, chairs, and misc. Snorkel equipment for your use. The kitchen is fully stocked with cookware to make just about anything. We have probably 3x the amount of dishes than a typical unit, less washing. Both bathrooms are modernized as of 2019. We also replaced the big lanai sliding doors, which is an issue in most KR units. Remodeled kitchen in 2021. Other important notes: Ka'anapali Royal charges a $22 per day facility fee, up to 7 nights or $154 maximum...Even if you stay a year it's $154. Compare that to "resort" fees at most other condos. We charge a $189 per stay cleaning fee, probably one of the lowest. We do our best to stay competitive on rates. Nick says ‘Christmas 2022’Tired Villa in need of some refurbishment and a change of property management!
We booked this villa for 3 weeks over Christmas 2022. We have been visiting Orlando for about 20 years but this is the only time we’ve felt it necessary to write a negative review and cannot recommend this Villa.
The property was quite run down and dirty throughout. The furniture was tired and stained. The property manager was unhelpful and made disrespectful remarks about us to the owners (he mistakenly copied us in on an email). The state of the villa on arrival made it quite clear that no pre-arrival inspection had been completed. The website images are clearly quite old as some of the wall colours and pool furniture has changed.
The location is in a residential area with cars, vans and lorries parked on the road. Some of the neighbours’ vehicles were coming and going (noisily), at all times. The rear of the property overlooks a small lake where the local children ride their motorbike around.
The villa was grubby and in need of a thorough deep clean. The kitchen waste disposal was disgusting and smelly, the fridge had not been cleaned and many items of kitchen ware required cleaning before we could use them. All the dinner plates and bowls are plastic, not pleasant to eat your Christmas dinner from!. The plastic outdoor dinnerware, was very worn.
Bathroom sinks had dirt and hair in them and the bathroom mats were mouldy underneath, it didn’t look as though they had been lifted in a while.
The furnishings are worn and not the quality we’ve come to expect in a Florida holiday villa. The sofa was very saggy and had a large stain on it covered by a tatty sheepskin rug. There are two bar stools at the breakfast bar, both were broken. Two of the dining chairs were broken and potentially dangerous to sit on (fortunately there were some other chairs in the garage).
The general cleaning utensils comprised of a broom with a head that wouldn’t stay on due to being broken (utterly useless) and a vacuum cleaner with damaged cable (dangerous).
Bedding was inadequate and poor quality. It was quite cold over Christmas but there were only two old blankets for 4 single beds. The towels, (when we found them, they were still in the tumble dryer), were worn and stained and again inadequate for 10 guests, the villa supposedly sleeps.
The pool area was generally dirty and the outdoor furniture was dirty and also stained with mould. The pool heating broke down twice during our stay, we understand that things fail but what was not appreciated was the attitude of the property manager, who was difficult to get hold of, unresponsive to messages and gave us a lecture about working temperatures of the pool despite having informed him, it clearly showed an error code on the heater. He made us feel that it was just too much trouble to deal with our issues. In fairness to the owners, they very promptly refunded us for days when the pool heating wasn’t working, but unfortunately disregarded our other concerns.
